A significant part of Laird | Capital’s work is partnering with faith-based organizations to better manage and utilize their real estate.
 

Many organizations maintain buildings, parking areas, and land that are used only a few days a week or not at all, while still carrying substantial utility, maintenance, and capital costs. We help assess actual space needs, identify underutilized assets, and develop strategies to reduce expenses and unlock value.
 

The goal is simple: allow more resources to support the organization’s mission, outreach, and growth.

Below are our primary areas of focus.

This can take many forms but often it involves several approaches.  One common approach is where the organization sells a portion of their property  to  TuckerRE | Annex and we also resolve any deferred maintenance on the retained structures so there is no out of pocket expenses.  Additionally, proceeds from the sale of portions of properties can be used for operations and organizational growth.

Strategy

Laird | Capital provides strategic real estate guidance to faith-based organizations, offering an experienced outside perspective on property use, financial options, and long-term planning.

Our work may include serving on real estate steering committees, evaluating highest and best use, and analyzing redevelopment, leasing, or sale opportunities. When a sale is appropriate, we also help structure transactions to create long-term recurring income beyond a traditional one-time sale.

Often, this means selling or redeveloping a portion of a property while retaining the core facility. The transaction can be structured to fund deferred maintenance and building improvements, reducing out-of-pocket costs and construction burden.
